The Portfolio Manager, Central, manages the property portfolio for owned and leased properties for all of Canadian Tire Banners (Canadian Tire, PartSource, Mark’s, Canadian Tire Petroleum and FGL Sports) within Ontario. The Manager ensures that standard operating procedures are adhered to in order to manage operational issues, operational costs, lease obligations and renewals.

What you’ll do

  • Oversee real estate operations with the objective that expenses are minimized and revenue is maximized. Analyze portfolio and identify cost saving opportunities
  • Guide and support Property Managers in the administration and management of their respective portfolios
  • Plan and execute the renewal of leases by overseeing the lease renewal process and the negotiation of lease renewals/extensions and other amendments. Ensure that the process is effective, proper direction is given to the Property Managers and that action plans are documented and executed
  • Oversee property tax consultant services and setting and achieving annual targets for portfolio
  • Plan and execute year end CAM audits for the portfolio and track changes against annual targets
  • Ensures that specified standards and policies are adhered to in accordance with management policies and procedures including Standard Operating Procedures. Develop, modify and customize Standard Operating Procedures as required
  • Develop and maintain positive relationships with landlords, tenants and internal/external service providers
  • Develop, mentor, guide and coach direct reports by setting clear performance objectives and provide ongoing and timely feedback

What you’ll do

  • Five or more years’ experience in managing a large, diversified portfolio of real estate assets, including common area charges and realty taxes
  • Strong leadership and supervisory/management skills and able to lead a large team of staff to achieve standards and accomplish objectives
  • Post-secondary education or courses in a related field (or commensurate experience), with a professional or business degree
  • Holds or is working towards an accredited Commercial Real Estate designation (RPA, CPM, FMA) considered an asset
  • Excellent communication negotiation and presentation skills
  • Financial and legal literacy with extensive knowledge of budgeting, administrative and accounting processes
  • Solid business acumen
  • Proficiency in Word, Excel, Access and PowerPoint
  • Demonstrated ability to:
    • Manage people effectively and respectfully
    • Solve problems and take appropriate initiative
    • Build and manage a variety of professional relationships
    • Set goals and objectives and work within tight timelines and meet deadlines
  • Ability to travel approximately 2 – 5 days per month
  • Valid Driver’s License
