Land Development Manager

Pearl Builders Group Ltd.

This is a Contract position in Brampton, ON posted August 18, 2020.

The Land Development Manager (Residential projects) will oversee all aspects of development for assigned residential projects, with a focus on the Greater Toronto Area.

The Development Manager will manage a range of development and design-build projects, with a concentration on residential development .

They will participate in all aspects of development but will play a lead role in the due diligence, site planning, stakeholder engagement, municipal approvals, and building permit processes.

Responsibilities: Manage the planning and development approvals process, including the preparation, submission and management of applications for development approvals, coordinating with different stakeholders, as necessary Manage the building permit process, including preparation, submission, review, issuance and inspection, where applicable Source, retain, coordinate and manage project consulting teams for due diligence initiatives, development applications, building permit applications, and other initiatives Prepare, review and track project budgets, as applicable Prepare, review and track project schedules (with a focus on approvals and permits Liaise as owner’s representative with regulatory/approvals authorities and other stakeholders, through the development approvals process Monitor and research applicable issues such as provincial/municipal policies, precedent projects and approvals, market trends, and development levies, and provide status updates as applicable Conduct field inspections, investigate project concerns, and organize on-site meetings to evaluate and solve site issues Travel, conduct site visits, participate in and/or present at public and stakeholder meetings, as required Qualifications: 5 years experience in senior level role as a Project Manager or Development Manager in the land development field Bachelor of Engineering with a B.Tech in Engineering or proven development experience with servicing and construction to overlay with a planning background is a must (M.

Eng.

or P.Eng Preferred) 5 years of industry experience, with significant municipal approvals experience in the Greater Toronto area and beyond (particularly in Peel Region, Halton Region, York Region and/or Hamilton) Thorough understanding and ability to navigate and obtain municipal approvals such as Official Plan Amendments, Zoning Amendments, Committee of Adjustment, Draft Plan of Subdivision and Part Lot Control Strong understanding of the regulatory framework for planning and development in Ontario Must be able to work independently, while keeping lines of communication open with the leadership team and key partners Strong project management skills, including creating and managing schedules and budgets, and managing consultant teams Nice to Have Skills Professional designation of MCIP, RPP, P.

Eng PMP designation Experience with Lean Management process
